Yesterday, I read an article from HGTV’s blog detailing the top 10 mistakes people make when selling their home. It’s a helpful read and also provides a reminder of the current market. With the glut of homes for sale giving buyers the luxury of being picky, sellers make these mistakes at their peril.
I showed a client a COOP in the West Village yesterday which illustrates this situation perfectly. The COOP was a nicely-sized studio alcove. Unfortunately, however, the owner had erected walls to divide the space, making the apartment look smaller and cluttered (see the current floor plan below), and breaking #3 on the list - not properly prepping your home for sale. The sad result is that this unit, after more than a month on the market, has still not received any offers. The owners can’t even get to #7 on the list, which is ignoring lowball offers!
One of two things should happen with the COOP to get it sold: (1) The owner should remove the walls to open up the space, or (2) a buyer needs to look past the clutter and really see the value in this apartment.
